Ballpark addition/r enovation cost in Cleveland Park?

Hi all-
My husband and I are considering a substantial renovation/addition to our Cleveland park (20016) historic district home. The house is two stories plus basement, 1650 square feet with a finished 500 square foot basement. we are in a historic district, so we know we are looking at some permitting headaches and would like to go with architecst who are familiar with the rules here.
In a nutshell, we'd like to:
- build a two story addition that is about 350 square feet on each floor (700 total)
- dig out about 350 square feet baseMent under the addition and refinish it to match the existing basement
- renovate the kitchen and two full baths- medium level finishes, not top of the line.
Any guesses as to ballpark cost? We are just in the earliest stages here.

I would say $175-$250 k depending on contractor, finishes, HVAC and electrical
