I looked at a property and the listing agent is telling people it's sold, but she's doing this in heno realtor notes only.  She refuses to update MLs.  The property is HUd 206.125.  Is this normal or is here something shady going on?

Often this is done because the seller has verbally accepted an offer but it isn't signed yet. With many bank owned properties, the bank verbally accepts (and won't look at more offers) but it takes several days to actually get physically signed copies of the contract, so agents update the agent only remarks so other buyers don't waste their time looking at it.
