how much earnest money do you have on deposit?
read your paperwork; you may be able to walk from this deal and simply forfeit em
considering this option may help you decide whether you have buyer remorse or whether you really hate the place because of the price and roof issues.
has your loan been approved? you could mention to the lender that you are concerned about the roof; they could have the appraiser check it out and maybe he notes in the appraisal that it needs a new roof. then your loan cant go thru w/o a new roof. could make for interesting negotiation; maybe split cost with seller.
