What do you think of La Presa area 91977 as a rental investment?

What do you think of La Presa area 91977 as a rental investment? Waht type of tenants I will get? A friend told me that he will stay away from La presa area because of Gang problems. Will it be a difficult to manage a dublex there?

Your friend is right - La Presa is the hood. Your tenants will be welfare recipients and gangbangers. Go further toward the 91978 zip code - aka old Rancho San Diego. There is an adorable little housing community in old Rancho San Diego that was built in the 70s and makes you feel like you've gone back in time when you drive through it - it's in the 91977 zip code but just barely. I still keep my eye on what comes on the market over there in case I ever decide to move back to SD.

Sadly, Dag44 is right. I live in Old Ranch San Diego and avoid going down Jamacha Blvd. whenever possible. Stay in the 91978 zip and you should be fine.

thanks for the comment. Is crime and drugs a problem in all Spring Valley or special to certain areas of Spring Valley.

Yes, crime and drugs are prevalent in almost all of Spring Valley. Spring Valley borders Southeast San Diego, which is notoriously gang infested and even worse in terms of crime and drugs. 

 

But who doesn't love that swap meet!!

I think it's more certain areas. I've left my car and house unlocked many times and never experienced any crime. 91978 definately has less of both. Rancho San Diego is better.

There are a few pockets of Spring Valley that are reasonably decent - such as the housing development right off Kenwood and the 94 and the housing development just as you're leaving old Rancho and heading down Jamacha - I think it's called Stonepoint - but housing developments are not what the poster is looking at - he's looking for investment properties and rentals and that means apartments, etc. and in that market Spring Valley is predominantly what I said before.

I grew up in Spring Valley.  It was a nice place when my family first moved there but it quickly went downhill, sadly.  La Presa was a bad area when I lived there in the mid-80s and 90s and has only gotten worse since I left.  I wouldn't even live there, much less invest in property there.  Over toward Rancho San Diego is definitely much nicer.
