Single Detached Home with Assessor Record as Duplex

Hello, I recently came across a single detached home that I am interested in. Turns out the County Record has it listed as a Duplex. The loan agent says it is better to keep it as a duplex in case I want to turn it into an income property. Supposedly the buyers (who are flippers) bought it as a duplex, renovated to be a single detached but never changed the record. I am not sure if they are required to change the record or not since they have never occupied the home. I also don't know if changing from a duplex to single required permits.
Does anyone know what the repurcussions are for buying a single-detached property that is listed as a duplex are?
Please help.

Is this home in San Diego? It appears they may not have gone through the proper channels and gotten permits and proper assessment for the renovation. Lenders would probably see it as an issue if it was not being assessed properly. Also most banks will hit the rate of a the bwr a hefty increase to lend on a duplex property.
