CC&Rs in the 95864 Zip Code?

 

Do all the homes along the American River in 95864 have home associations with restrictive CC&Rs?

 

In other words, is it safe to assume that the prevalence of CC&Rs in this zip code is responsible for the extraordinary monotony of the homes in this beautiful area? I have been puzzled by the lack of architectural diversity in this neighborhood for a long time. I love this neighborhood, but the dated ranch style homes along this gorgeous river parkway really make it unappealing in many ways.

 

For example, up near Fair Oaks Blvd, I see homes that are obviously tear-downs (440 Larch Lane, built in 1951), that also are listed as having CC&Rs -- which could pose problems if you were looking to rebuild, right?  Also, the Streng home at 4157 Stowe Way is listed as having CC&Rs, while the one a couple houses away at 4161 Stowe Way does not mention the existence of CC&Rs.

 

I assume the latter is an oversight, because all these old homes seem to have CC&Rs. Those Streng homes really don't belong in the prime real estate market in which they are located (not meant to insult anyone!  I -- and many others -- simply don't care for this style), but I'm not sure buyers would be allowed to change anything dramatically due to the CC&Rs. I've just never seen so many really old neighborhoods with CC&Rs, and I'm wondering if they are why there is such a lack of newer homes and diversity of style in this neighborhood.
