R.M.V. is being developed by the same company who built Ladera Ranch, so think of it as a probable twin to Ladera, with likely EXORBITANTLY high taxes and HOA fees.
The 241 toll road is also being extended to just short of the Ortega, so there will be a LOT of Southbound traffic being dumped out on the intersection you mentioned. ( That, if the NIMBYs and surfers hadn't stopped it, would have proceeded down to the 5, just below San Clemente. Now, ALL that traffic will be jamming the 5 from the Ortega through San Onofree, EVERY weekend.)
