New community shuns Mello-Roos

One Orange County homebuilder is taking the tax-break sentiment to a new level: They're axing Mello Roos taxes at their latest project.

I wish all new home communities thought like this. Some of the Mello-Roos are getting pretty ridiculous and on a lot of my tours I spend a decent amount of time explaining how taxes are calculated because of how wonky our property tax process is.

 

What do you think? Mello-Roos or a slightly higher purchase price??

Neither. Lower prices and no MR. Infrastructure doesn't cost THAT much unless you're over charging for it (like Irvine company does).

Well, like the CEO of The New Home Company said in the article the price won't be impacted much. If you're looking at new homes in Irvine neither isn't really an option at this point, but a slight increase in price is much better than several thousand dollars a year for a few decades in my opinion.

Smart marketing move.  The new housing communities in Yorba Linda market "No Mello Roos" all the time.    All of Yorba Linda has no Mello Roos.

WTF? 4800 Square feet is pretty big but not 6.5 baths big. 4 bathrooms is generally overkill but 7!!!! Really now..

And these homes *start* in the $900ks.

 

That's a lot to pay for a community in the North Irvine boonies. Sure it's gated... but if Portola Springs is having a hard time moving homes at that price range... why should Lambert Ranch do better?

Ha! Yea, that does seem a bit excessive. I haven't seen the models yet (they don't open until this weekend), but I can't imagine a floor plan 'needing' 6.5 baths, even at 4,800 sqft. I have two in my home, and one of them rarely gets used.
