How can this be? I sure hope Bob is ok, he always says things are going well in Coto.

Heck, even a lowly groundhog could make a drive there now, a tourist trip. I have always longed to see where the rainbow ends (?).

Hi G.H., I'm not sure where the Register got THEIR information, but I have two different responses. First, they seem to be referring to a 22 day period of time, which ended on 9/14. ( 3 weeks ago.) Second, it isn't only Coto, obviously, but all of the 92679 Trabuco Canyon zip code.
As for Coto de Caza, as cdcrezz surely knows, here is a comparison of closed sales in Coto, comparing the period from 1/1/2010 to 10/7/2010 when there were 160 sales at an average price of $1,094,218.
For the exact same time period in 2011, ( 1/1/2011 to 10/7/2011.) there have been 165 closed sales ( Isn't THAT a higher number than 160?) and the average price has been.....wait for it.......wait for it: $1,090,419., about a $3,799 difference. ( I'm not a math whiz, but that sounds like a third of a1% drop(?) to me. Wouldn't a statistician consider a result like that negligible? )
I have been working in Coto for about 25 years, and I have yet to find any cliffs. Still looking, though.
By the way, I submitted an offer on a new listing, last weekend, priced over $1,000,000, and our offer was beaten out by another, higher offer. Two additional $million plus properties went into escrow, as well, over last weekend. There doesn't seem to be a shortage of well heeled buyers in the Coto area, these days.

Hiya Bob,
Sounds like you are very involved and doing OK, even if it is a flat market in the million dollar (plus) range homes of Coto.
I guess I'll wait a bit more for the GH tourist trip to "OZ".
BTW, were there any single level SFR homes built in "The Village" area (?), just curious.

I don't recall any, but there might be one of two. The lot sizes were "only" 60x100, so that doesn't allow for much of a footprint, for garage, house, and yard. Like I said, I can't remember having ever seen one, on the market.
