Here's a recent Coto sale, at $248.28 per square foot, purchased for CASH!

Not a gigantic price, by any stretch, but it helps to demonstrate that "equity" listings/sales tend to go for higher prices, than the cherry-picked low-ball examples posted by SOME other posters - who have a notoriously negative agenda.

Just closed for a price of $604,000, which works out to $321.62 per square foot, to a buyer who paid CASH.

So far, in March we've had 12 houses close escrow in Coto. ( Both January and February had 11 closings, each month.)

 

The price per sq ft has worked its way back up to $263.91, from the Winter doldrums, reported months ago.

 

The biggest problem we agents are facing now, is similar to most of Orange County - not enough properties to sell to the swarms of today's buyers.  

 

The inventory IS starting to develop, though.  Today there are 92 houses on the market, where a week ago there were only 85.

 

There are also 72 houses, currently in escrow, which is down one from last week, 73, which was the highest number of Coto  escrows I've seen in the past 5 or 6 years!
