Fee Land v. Lease Land

I'm thinking of buying either a vacation home or a retirement place in or around Palm Springs. I've been reading up on fee versus lease land. It sounds like there are a lot of reasons to avoid leased land, so I was wondering if leased land is only in Palm Springs or also in other Coachella Valley areas, like Palm Desert, Rancho Mirage, etc.  Thanks!

There are fee simple areas there but the majority is Indian Leased land. Most are based on the reservations however some exchanged property area for development. It's best to consult a local Realtor to get the most recent mapping.
