Strange counter to my offer by bank for short sale.

I offered 45k for a unit that listed for 85k. Three similar units have sold for 42-53k in past 6 months. Now the bank has countered my offer at 79k. So I increased my offer to 53k. What is the likelihood they will accept? I am curious why they would counter so high given the comparables? Or is this some trick they do to get you to increase your offer?

The answer to your question could be all of the above. However, the other problem could be that the Bank may not actually know what the local / legitimate comps are for that property. I've run into it numerous times where Banks thought a property was worth much more based on old comps, comps that weren't really legitimate comps or did not actually know the condition of the property. i.e. the Bank thinks it is a move-in ready unit that is wonderful; in reality the copper pipes and furnace have been stripped out and there is no functioning condo association. Another issue is that the Bank may have decided that 79K is their minimum to make their numbers work.
I would suggest you provide them with your list of comps that shows what similar units are going for and see what happens.

Hiya,
Again, might be all of them. The bank may also have a BPO or Broker Price Opinion that came in too high, Teh investor behind the loan (who is actually making the decision) may want more, have your agent send the comps with your counter and see if they can get another BPO.

Thanks for the replies. As a followup, the bank has accepted my 53k offer ( which I had increased from 45k when they countered 79k ). Now it is going to the investors for approval.
