Wellesley Town - Realistic value?

Hi,
We are researching this town and looking to collect information. Does anyone on these forums live in this town. How is their experience living, schools and the good neighborhoods. Any streets/neighborhoods to avoid. We are looking to find a 3 bdrm(prefer 4 bdrm) with 2.5 bath and atleast 1800sft under 700K. Hopefully, something built after 1950. Not sure if this is realistic?
I know all their elementary schools are good. Any thoughts on which is the best of all?

That price point in Wellesley, like many MetroWest towns, will be challenging, but it can be done. Much of what’s currently available below 700k will not meet all of your criteria, or will ask you to make concessions on location, condition or style, maybe all three. For some buyers, that’s where value and opportunity are found, so it comes down to what you prioritize on your list of must have/like to have items. Many of the lots in Wellesley are small, or smaller than in some neighboring towns, but values are strong almost everywhere in town. Schools are comparable throughout town, but one thing to be wary of is the dreaded “cut-through road”. The western suburbs are full of these and that can be a surprise upon arrival for a visit to a property that might have been thought of as in a quite area. The areas in the NW part of town (north or RT9), and near Newton Lower Falls are generally priced lowest.

I would pay $710K for a house that has all the above criteria ![]()
