Should I list??

I had my home on the market 2 years ago. It did not sell and I got discouraged. I should have extended my listing but I did not care for the agent at that time and decided to pull it for a while. I think I am ready to sell now come early spring but I am a little nervous. Any thoughts? Thank you.

Without knowing anything about your particular situation my advice is to take an honest, hard look at real comparable recent sales in your area. Houses today must be priced correctly. If, after realistically doing the comparables, you decide that you can live with the estimated sales price, then go ahead and list. However, if you determine that you cannot live with the estimated sales price, then save yourself the angst and frustration and don't list.

I'd list now at a real market price and take advantage of the low inventory. Your agent should be able to show you in a straightforward, credible way, backed up by market data, the right pricing for your home and present a strategy for marketing it!
