home prices san ramon

what is the latest trend in home prices in gale ranch and windermere san  ramon area. should we quote  below or higher than the asking price? if so by how much?

Here are the data with price per sq ft for GR/Windemere94582.  Hard fall in Q4 last year and the spread between sold and ask appears to be at all time high (list $295 vs sold $266).

I looked into GR and Windermere.  Walked away after 10 days of negotiation with Shapell in GR last summer.  Explored Windemere but more we looked more we learned about lack of diversity in GR/Windemere.  Was told by 2 agents in Windemere that sellers either bought or plan to move to Danville.

 

Windemere is a sad case of underwater-ville of shoddily overbuilt area during the heydays with multiple builders in hodge podge developments.  Ended up buying regular sale in Danville last year.  Biggest concern for me was high percentage of distressed sales and hearing about more people opting into stop paying mortgages and taking the strategic default route in Windemere.
