contingent (show) vs. contingent (release)

What is the difference between "contingent (show)" and "contingent (release)" for the status of a property? Is it worth making an offer on either?

Re: contingent (show) vs. contingent (release)

Contingent (show) is the same as contingent without release: an offer has been accepted but the buyer has not released the contingencies [inspections, loan, etc]; so it follows that contingent with release means the buyer has released all contingencies, and the transaction is proceeding to close.

Contingent without release: ask the listing agent if they are still  accepting or open to offers.

Re: contingent (show) vs. contingent (release)

It seems like some places uses:

In Escrow = Contingent (show)

In Escrow - Firm = Contingent after everything has been released.
