I ask them to obtain and provide a credit report with maximum detail [ not just a fico score] from one of the big 3. If the prospect is self-employed, provide 2 years schedule c as well. Most people have this in hand ready to present to a landlord in busy markets. You can see any late payments, how many credit cards, carried balances, etc. Much better info than just a fico score.

There are rental credit companies. Interested any evictions, foreclosures history etc. They assign a rating as highly recommended, recommended and least likely recommended in a statistical fashion.  FICO indicated life style, rental history is the key.

 

Those borderline I sign month to month contract not yearly...
