What is the cost to build your own house from the ground up? Foundation and everything in the Bay area? Fremont or Milpitas or Union City?

200-$250sf hard costs. $50k-$100k soft costs plus land,plus offsite and onsite work. Assumes flat lot and a lot of experience...good luck

the $250/sqft will not be a particular fancy house..
e.g. kitchen will have granite, but probably pre-manufactured granite, and you will have seams in the corners.
freestanding range instead of double wall oven and separate cooktop.
roof will be asphalt composition, or cheap tile, not lazy spanish tile or slate.
and so on, and so on.

I can help you design an affordable house. Smart design and engineering can save a lot more than picking out cheap granite and appliances... It all depends on picking out the right lot... On some lots you will spend $250/sf just on the foundation. If you want professional help from an engineer who has designed over 1000 houses, send me a private message.

Anywhere where sales price is less than $300/sf...that assumes that land and soft costs are $50/sf or more... In prime areas it is more like $400/sf and below.

How big is the regional variance? I mean, is the $300/sf number as good in Sac as in here?
