Beware, buyers. In November 2010, this unit was on the market and I placed an offer on it. I later had to withdraw my offer because of several problems.
First, I spent $260 on an inspection, which uncovered several issues:
* Air conditioning unit was over 25 years old, yet its expected lifetime was 25 years. This meant that I could expect to have
to buy a new $3,000-$4,000 A/C unit any day now.
* Cracked window in bedroom (several hundred dollars to replace).
* Kitchen window does not open.
* Leaky faucet in kitchen.
* washer/dryer door detached
Katie Hearne, the agent representing the seller, promised me that, except for the A/C unit, all the above problems
would be fixed or replaced. Later, however, she went back on her word, stating,
"the window remains broken because the tenant didn't seemed concerned with it, therefore the owner did nothing to remedy this. Please understand from our end..the seller wouldn't spend money in excess of what's needed to keep going with this investment."
Because she went back on her word, I told Katie Hearne that I felt cheated and unfairly treated, so backed out of my offer.
I asked for my $100 deposit back, which she would not return.
Since I have wasted $360, I would like to warn future buyers about the deception of the real estate agent, Katie Hearne, and the buyer. Also note the "AS IS" clause (newly added since last year) and the very expensive repairs and replacements.
