I live in Shoreline and personally wouldn't be inclined to live too close to Aurora. Certain areas are worse than others, for instance if the house is situated near 145th, 167th, 200th, good luck to you. However if the house is near 155th St (close to Central Market!), 175th (close to City Hall!), 185th (close to shops!),192nd (close to the YMCA!) you have a better chance. You can mention the bike paths on the Interurban Trail, the continuing beautification of the Aurora Corridor, beautiful Echo Lake. You could also mention good Metro service and the approximately 25 minute commute by car to downtown. Also Shoreline got some kind of award from Seattle Metropolitan magazine, most livable suburb, you can look it up to see what exactly it said. In the end it comes down to pricing and/or if your house really stands out with a lot of "character." Even though green built is a great concept, people still pay more for the look of a place and price. Consider staging and in this market I would suggest getting an appraisal and price it at least 5% under that and consider all offers. Oh, and putting fliers at the Park and Ride...bad idea.

Thanks for the insight. I actually live off 199th and Linden. Should I be using this set of cross streets over the aurora one? I just figured it would be easier to locate using that as a cross street. Thanks for pointing out all of the positive aspects of this area. I forgot about the Interurban Trail and Echo Lake. My property is five minutes walking distance from Costco and Aurora Village. Also, thanks for the flier posting at the park and ride advice. I was hesitant and as a result haven't placed them at the park and ride, but seriously consider it every day when I ride the bus. What do you think about placing fliers at the different banks in the area and stores like Costco and Fred Meyers? I'm getting really anxious and would like to do all that I can to get my house exposed and sold. All suggestions are welcome. I'm working with an agent, but want to do all that I can personally to get the property known out there.

As far as I can tell, your best bet might be to try and market the home at Kings Christian School which is located at 19303 Fremont Ave N. For those who desire an education with a strong Christian ethos, the school has a very good reputation and students travel long distances to attend. Maybe you'll find a parent who would love to have the child walk to school and not have to drive or pay for special busing. But, as was stated in the other thread, if buyers are in the market for a house, they will be aware of yours. I am not in real estate as a profession, I am in health care just like you, but as a buyer I think $299,990 is not very imaginative. Try lowering it to $297,500 or better yet, $292,250. It then appears as if you gave some thought coming up with a number. If you are not able to sell your house you might try renting it out.
