What is the industry standard with regards to selling agent commission if the actual sellers finds the buyer for the property?  How much commission does the seller pay the agent?

I feel like a broken record player:

 

Selling agent = buyer's agent

Listing agent = seller's agent.

 

Standard used to be 3% for each regardless of other factors.

 

Redfin and other newer brokerages offer discounts via rebates on both sides.

 

Specific to your question, you should negotiate this with your agent before signing a contract.  Since you have already signed a contract, check with your agent now.  If they are not willing to budge, just wait until the contract expires and hire a new agent that is more flexible.  If you get a buyer before the contract expires, based on your situation as you have described it, you might just forego any savings for the chance to close the deal.
