The listing says outright it's not a short sale or REO. There's only one sale recorded, in 1999, which would make the current owners the only owners since the property is listed as being built after that in 2000 (a little weird-maybe they bought it before it was built). The pricing sure doesn't look like a short sale-assuming the owners didn't take any money out of it and it sells at list, they will make a $130,000 profit. Price seems about $40,000 too high according to the comps, though. Edit: Redfin seems to think this is a short sale, although the listing has the following text: "Forget waiting forever for short sales to be approved. Forget wasting your time and gas looking at tired, worn-out foreclosure properties." If this IS in fact a short sale, I'd say that line is false advertising. Hi Paddy and Geotpf I just checked on the Sandicor MLS, and this property is NOT a short sale. Because some listing agents do not put the proper verbiage in the listing to flag a short sale, we have implemented other ways to try and tag these listings. Unfortunately, for some reason our system determined this to be a short sale and flagged it. Our engineering team has since fixed the status so it is no longer showing as a short sale. Thanks!
