Downtown LA Loft Buildings -- is there a pecking order?

I looked at an open house in Little Tokyo area and my god it was it depressing. The unit itself was a square cell with a kitchen and s***** carved out. It had high ceilings and big oversized vintage windows but that's it for the charm. It seemed a little dark towards the back. Then there are the grounds that I presume the $500 / month HOA (more like WTF?!) goes towards. Well the pool area was sad and empty. Not very inviting. The building is like 75% vacant and so the halls are kind of creepy and dead feeling. Is anyone else wondering what will happen to the condition of the building if those vacancies remain and the homeowners' reserve goes under funded? Yikes here comes the apartment conversion and with it the kind of renters you never lived next door to before. So while I like some of the vintage aspects of that Little Tokyo loft everything else sucked including the mentally ill women's home they plan on building right next door. My question to all of you loft-heads is... Which buildings contain lofts that aren't like this i.e. that have a vintage look but also quality construction on the inside, inviting grounds (don't need a concierge or anything), reasonable occupancy and in a nice part of town? Hit me with your top 5 loft buildings leaving out anything only Reggie Bush could afford. Include a guestimate for percent vacancies and a price for a decent studio / loft, plus the HOAs. I want to see a decent debate about the best building for a single guy like myself. I guess you could say I'm a metrosexual type. I don't have a small Chihuahua or anything, no need to go there. Yeah loft living is reserved for the arrogant douchebags who think they are better than everyone else...hence the Mini driving, wine sipping, latte drinking idiots who live in these things and pay an arm and leg to do so. Have you been to the EVO? I don't get where some of these people get their money. But I have drawn one conclusion out of all this...the folks that spend money like there's no tomorrow usually didn't make that money in a hard-working, legitimate way in the first place. Trust fund kids, brothers. Look at the buyers at the Concerto event...screaming at Daddy because daddy only bought a 1bedroom and not a 2nd bedroom for parties. Some people never work a day in their life and go on family welfare. They are worst than the government welfare folks.
