Nice Building (1-2BR) in Century City/SM/WestWood Area?

Hey all,

 

Does anybody have any suggestions on nice buildings with condos for sale in the Century City/West Wood/SM area?  

 

I'm looking for a 1-2 bedroom in a preferably high rise-like building in a "busy" part of town?  I'm moving from NYC and I am used to the busy, bustling lifestyle and full-service like buildings in manhattan.

 

I've been looking at condos in this area but I've only found old (built in the 1960s!) buildings or buildings with nice apartments, but terrible financial factors (high HOA, unstable tenant base, etc).  

 

Any help would be appreciated - I'm looking to cruise around this weekend and hopefully check out some buildings.

Hi, If you want SM area, check out condos more carefully.  yes, many buildings were built in the 60's & 70's but, once converted to condos they are often renovated.  in my building every unit has been renovated over the last 10 years. my building is all owner occupied. walking distance to everything great about SM.  I don't know your price range, but check out 2641 4th St. 90405. walking distance to the beach, farmers market, main street restaurants, coffee shops, etc.  Good Luck, I hope you find what you are looking for.

Hey thanks - good to know.  I think the dates scare me off, but as you described, I'm guessing the insides have been gutted and look pretty good.  If you don't mind, could you let me know pricing in your area (wangtawang@gmail.com)

 

Am I foolish to assume older buildings aren't as safe?  I'm talking about water piping, etc.  There was a building in Century City that I was looking at and I found out that there was massive water damage to many of the units because of old piping (building was built in the 60s I think).  I think that experience has haunted me...

There are 32 listings for 90405 zip code on Redfin.  At a quick glance you can find something from $400,000 on up.  Finding a good inspector is the key before you purchase anything, make sure you have someone who inspectects the building and not just gives you the quick glance.  Again, my point is, don't judge a building by when it was built, but, by when it was updated.

Did they have to retrofit your building so that it complied with then current quake codes? If not, it might be a matter of some concern. I hope that it doesn't have unsupported cavities for parking. You have to be careful that a building has proper shear walls or it's just going to collapse under bad shaking. I've walked and biked around a lot of Santa Monica and many many of the buildings there have these carport things underneath which are just BEGGING to collapse in a quake. Since you say it was built in the 60s I'm guessing it's not masonry, which is at least something!

Based on my experience, once you take out a permit with the City of SM, they make sure all work complies with the current building and safety codes.  Yes, my building has been retrofitted for earthquakes, sheer walls and the works. Again, a good inspection is a must. I have lived in SM my whole life.  We lived through the 1971 and 1994 quakes.  Most of SM fared pretty well, there were some problems north of Wilshire, just how the shaking hit I guess.  I am no expert.
