Hi Guys, Well....... Basically a realtor I know sent me to go look at a house. He couldnt go, so he had the listing agent meet me there because they were friends. Didnt like the house, but the listing agent lived on the street, and was telling me all about the neighborhood, etc. She told me about another house around the corner that was much bigger. We have 4 kids, so are really looking for space. Well, this house had one acre of land, and the house is 3200 square feet! Looked at it, she told me to have my realtor friend call the listing agent. He called, and the house had multiple offers, and it didnt sound like we had a chance, because we needed to offer 50k less than asking price. I kept thinking about the house, and so a few days later, I called the listing agent and said that I dont have a buyers agent, and would like to make an offer. Guess what? The other offers magically faded into the distance, and the listing agent wrote up the offer for us. Got a counter offer, held our guns. Im pretty sure he never submitted the other offers, but I didnt want to ask because I dont want to geel guilty!!! Asking 50k less than list, AND needed closing costs paid, and FHA. Amazingly, the bank accepted our offer, and we are in escrow! The house is about 20 years old, and definately not turnkey. It will all need a lot of work! But at least we have the space, and its private, and we actually got something! We are first time homebuyers, so the work needed is a little daunting to us, because we dont have a lot of money to hire out contractors. But I think its all do-able stuff...like painting cabinets, walls, changing bathroom and kitchen fixtures. Hopefully one day changing the countertops. The bones of the house are good, though, and well enough space for our family. Right now we are renting a 1600 square foot house, and are super crammed, so this is really exciting for us! So thank you for all your tips, and all your support! I couldnt wait to tell you all! And for the record, in response to my post from last week, I think not getting all those other houses, really was fate, because this one seems to meet our needs so much more!

I'm so happy for you Mama. What town will you be moving to? Don't feel bad about those other offers (real or not) as many REO-bank owners don't want to see the offers and have the listing agent pick the buyer. The listing agents job is to close the transaction and they want to pick someone who will do that. And you will close. Take a big breath, do the happy dance, have a beverage of choice and be ready to enter Club Escrow which is guaranteed to rock your world with demands for this and that.
