Hi,

When wanting to make an "AS IS" offer is it wise to have a Home Inspection first so there are no surprises?

Or make an offer and then have the Inspection and renegotiate? The home in question needs foundation work.

Put in a strong offer, then home inspection, to show your serious and have room to play if the seller is willing to budge. Knowing your a serious buyer, even as-is, they may be willing to negotiate knowing they have a true buyer. If there are multiple offers though, that strategy probably won't work.

The home has been on and off the market for 5 years, they have dropped the price 5 times.They also have foundation problems and tenants. do you still think a strong offer first?

Sounds like too many problems to want to deal with to me. If you look at the signs:

1. Been on the market for over 5 years.

2. AS IS

3. Foundation problems

4. Tenants (previously)

5. And problems not yet seen

 

Does that house look that good that you are willing to overlook the obvious? I feel that at this time (in a buyers market) you should not settle at all. And you should not entertain a house that is as problemed as this one sounds. You do not know what else is wrong with the house. Are you a flipper? If not, and you are looking for your own convenience, move on. There are too many homes to choose from. And if and when you decide to sell, you will have the same problem, if not worse, trying to get rid of it. IMO. Good luck in your search and remember, NEVER SETTLE.

sorry, maybe not put  correctly home is not an AS IS sale. I want to make an AS IS offer. The home is beach front in a neighborhood where the homes are listed at a half a mil. so I think it could be a good investment for a vacation home would you still run?

I agree w/ Code above.

 

Make an as-is offer subject to an inspection.

You need to know if you and the seller are generally on the same page regarding value before you pay for an inspection.  A property on the market for that long does not smell of "motivated seller".  Has something changed recently that makes you think the seller will sell at a nice price/terms for you? If he accepts your offer, then pay for the inspection.

Thanks for all the input, we relooked at the property yesterday and on closer looking we see why it is not selling. Not only does it have foundation problems, it has mold, sewer and too many more problems to list when you look in the crawl space. Owners did a good job of making sure right at opening was clean but when you go under it is really nasty. So needless to say I wouldn't offer on it even if he was giving it away.

Very good, I am glad that you went to take a second, closer look at the house. I just did not feel that you were seeing the full picture. So, I am happy for you. Could you do us a favor? Post the house, so we can see it, I am very curious OK NOSEY. LOL

The pics do not show the damage, Actually,it looks like a nice little beach cottage.
