Feedback on Redfin recommended home inspectors?

Could anyone please post some feedback on home inspectors for the Washington suburb area (MD)?  Redfin is recommending the following home inspectors:

 

- US Inspect- Tim Shelton-

- RHSinspections.com David Goldberg

- Ed Sanbower- Bee Sure home inspections

- Itte Associates, Inc. Inspections

- AAA home inspections

 

Any feedback would be greatly appreciated.

We used Abode Check (http://www.abodecheck.com/).  They were really thorough. 

 

They charge a little more and take a little longer.  Home inspection is not an area I wanted to skimp on. 

 

They have two inspectors.  They arrived at 8:00 to view the outside of the property.  I arrived at 9.  From 9 to12, one of the two inspectors would walk with me around the house educating me on property details.

 

They are based in VA.  I don't know if they inspect MD or DC properties.

I have always used, US Inspect, they are thorough, take pictures of all problems and you get a book on your house the same day. They spend over 4 hours on the house, both inside and out. I do know Tim though. I have used US Inspect for several houses and they are very attentive and informative. If I were you, I would go with US Inspect. I have never been disappointed.

I used Abode Check when we bought our house and we were very satisfied, they would be on our list of inspectors if they had electronic reports but alas they don't. We also recommend Guardian Home Inspections, Brad Strange, http://www.ashi.org/homeinspectors/Virginia/Fairfax/14513GE/, he is very thorough and the buyers are always happy with his work, the sellers on the other hand don't like all the things that he finds. What do you mean by 'electronic reports'. 

 

My report was in pdf and sent by email.

Electronic inspection reports instead of hand written reports are much easier for us at Redfin to work with, I'm happy to hear that Abode Check is now providing reports by email and I will gladly add them to our list of recommended home inspectors, thanks!

Redfin recommended Brad Strange from guardian home... he was pretty good explaining things around the house and had a pdf report emailed to me the same evening.

I repeat, US INSPECT gives you a full book report on the spot with pictures. What is with these pdf reports emailed. When I do a inspection, I want to carry the information away with me, not wait for a email. www.usinspect.com gives you a large book covering every detail of the house and a picture of the house on the front of the book. It is detailed to the letter. They take pictures of the defaults in the book also. I would take a book in my hand after the inspection instead of waiting for a email any day. You can keep the book for future reference, not have to search for or print a email. And they have it sectioned off with tabs. It has appliances, electrical, etc.. sectioned off so that you do not have to go through the whole book to search for what you are looking for with an index.

RFB - book sounds like a good take-away.  There's no reason not to also get a PDF copy because it can be useful later on if you need to send it to the insurance company, mortgage company or elsewhere.  Best practice might be to do both?

 

FYI, I also used Abode for my home inspection.  The head guy was former president of the local inspectors assocation.  He was fairly thorough but came off a little arrogant and grandstanding.  Just a personality thing for me.  I would consider using him again and would do a competitive bidding process.

This is great feedback from everyone, we like to provide our clients with options so we're not directing them to just one inspector, lender, title company, etc.
