very basic question from a newbie

We saw an interesting property in an ad  - would be a second home for us, so we don't "have to" buy a house. If we go look at this property through the listing agent who placed the ad, are we somehow committed to them?  As in, if we like it and want to go on a make an offer later, can we use Redfin at that point?

What do you mean you saw a property in an "ad"?  Do you mean you saw it on Redfin?  I would suggest finding a buyer's agent.  There is usually 6% paid by the seller.  The seller agent gets 3 and the buyer agent gets 3.  If you don't have an agent then the seller agent gets 6.  You lose nothing by getting an agent and you get the confidence of knowing that you are not going to get yourself in over your head. 

 

Just get your agent and ask him/her about the property.  You can get accurate answers to specific questions on the actual property that you can't get by asking general questions on non-specific properties here.

You are not committed, but it could create a miscommunication of who gets what commission.  I'd just make contact with redfin, or any of the other brokerages that refund you a percentage, and then make clear to the selling agent that you are being represented.  It is the rare realtor who gives you true value for their vommission so you might as well get a piece of it/

Just tell the listing agent that you are represented.  If the listing agent asks for specifics, then tell them details will be provided if/when a contract is written.

Thank you.  If we love this place, we'll get an agent (from Redfin).  If not, why waste the time of anyone but the listing agent....

One reason to not go with the listing agent is because they would then represent both you and the seller.  A buyer's agent would represent ONLY you.  That could be a big difference.  Again, Redfin is one option to have someone working on your side exclusively.

inquiringmind, I like the posts from everyone helping out and I'd like to add that its a good idea to have the agent that is representing you show you the home. If that agent is not available then you can call the seller's agent and let them know that your agent is not available, at that point they may or may not show you the home. Agents usually don't want to get involved with another agent's clients but this will vary from agent to agent. If it was their ad that made you call about the home and they showed you the home then they could have a case for procuring cause, again let me tell you that some agents don't care about this and just want a capable and willing, represented buyer to make an offer. One more note, if another agent shows the home it is good practice to go back for another viewing with the agent that is representing you so they are the last to show you the home.
