Hi Leonardhc, It has been my experience that there is very little that city building codes require to be repaired in order to sell the home. In most cases, the city is not aware of the interior condition of the property as they have not had their inspectors inside the home. It should be noted that your home will likely be inspected by a professional home inspector during the attorney review period should you accept a contract. This professional inspector will point out potential code violations, safety issues and general maintenence issues with the home. The purchaser could seek to have those repairs made by the seller or ask for a credit for those issues. If you would like to have pre-listing inspection, I can refer you to someone who will perform the inspection for free when you make a tax deductible donation to one of his preferred charities that supports wounded soldiers.

Hi Greg, Thanks, That helps. At this time my mother's preference would be to give the purchaser credit. Should she change her mind, unlikely at this point, or circumstances change, I'll contact you about a referral to an inspector. Leonard
