Looking at new construction

Hi,

My wife and I started browsing the plethora of newly constructed homes in Billerica and had a couple of questions.

1. Are there any additional considerations or concerns we should have when it comes to purchasing a new house?

2. I'm having a harder time estimating what a new house would be worth. Any tips? With other houses, I can look at the recent sales histories/listing prices/tax assessments and get a ballpark estimate. However, I have no such data when it comes to new houses!

1. Are there any additional considerations or concerns we should have when it comes to purchasing a new house?

Many of the same concerns you would have for a pre-owned house you should have for a newly built one, systems, foundation, roof, windows. First and foremost you want to carefully examine the quality of construction and specifically the foundation for any cracking. A good home inspector will help you determine a lot of these concerns and offer more specific expertise. The nice thing about new construction is that not only are they subject to the latest building codes but they will have a construction warranty on the work (a good thing to ask the developer about). Also all of the systems, appliances, windows, etc. will be new and under manufacturers warranty's as well. I would also try and find out what other properties the developer had built, their level of experience and reputation.

2. Although you have no access to past sales/tax assesment data for this property you can still find similar houses that have sold/available in the area to help you determine price. Specifically you can look at the number of bedrooms and bathrooms, the land accompanying the property and similar homes for sale/sold in the immediate area. A new house can bring a higher price than an older one but should still be in line with the surrounding area. Depending on the size of the development and quality of finishes, developers with lots of homes to sell can offer some very competitive prices.
