A house I have been looking at one redfin has an odd note in the listing. Specifically, it states: Offer can only be signed pending court approval of executorship- application filed. My guess is that the house belonged to someone who died and the will had unclear instructions. Is this a headache in waiting? Can you please offer some guidance. Thanks, chris
It is tough to give a concise answer without knowing all the details. However, it appears that an executor of the estate is waiting to be approved. That may mean that once that person is approved, then that person can sign off on the sale and they won't need a order from the court allowing the sale. An order from the court is sometimes needed if the will is ambiguous, or there is a contest to the probate. Usually probate issues are resolved relatively quickly and are not the worst problems. The best way to figure it out would be to have you or your agent contact the selling agent to really pin down the exact issue with the probate.
