Pleasant Hill or San Leandro?

Hello,

This is my first post but I've been looking at the Bay Area forum for a few months now. My husband and I just turned in our loan pre-approval application at a local bank here in SF. I grew up in SF, but can never afford to buy a house here since anything decent is still well over half a mil. We've thought about buying our first home in San Leandro for a couple years now, and have done some research on the neighborhoods and pro and cons on moving to the East Bay. We were mainly looking at the neighborhoods near San Leandro BART station and were considering working with Redfin once we get pre-approved.

Prices have dropped so much and I noticed that there're now properties within our price range in Pleasant Hill (also to some extent Walnut Creek as well). Do you have any advice or comments on which city is better? We have a 1 year old daughter, and plan to enroll her in a public school when she gets a little older. I've only been to Walnut Creek and not Pleasant Hill, but my impression is that Pleasant Hill would be a better place for our family. We're looking at single family homes and townhouses under 350k.

Any comments/advice will be appreciated.

without a doubt pleasant hill as far as public schools are concerned.

For weather and for access to all points in the East Bay and SF area, I'd go w/ San Leandro.

 

For quiet and nicer neighborhoods, I'd go w/ Pleasant Hill.  Just remember that you'll have a longer commute with BART, most likely. 

 

You'll probably be able to get larger parcels in Pleasant Hill, too.  When I ride by on BART I think about all the veggies I could plant in some of those yards viewable from the train.

Hello and welcome to Redfin! My name is Charmaine and I am a lead agent with Redfin. Lucky for you, I've actually lived in San Leandro and Walnut Creek/Concord. I do agree the commute time would be shorter from San Leandro and the weather is cooler than Pleasant Hill since you are closer to the water. As far as neighborhoods and schools go, I believe Pleasant Hill would be more suitable for you. When I lived in Walnut Creek/Concord, BART was my form of transportation into SF and it wasn't all that bad (maybe 30-45 mins max). San Leandro does have a lot of community activities, restaurants and great neighborhoods, but Pleasant Hill has more to offer for schools, larger homes, family activities, etc. They have a great shopping area, as well. Thanks a lot for the feedback. I'm still waiting for my pre-approval to come through. Unfortunately, I heard through the grapevine that the next roud of layoffs at my company will be even worse that what we've seen so far. Not sure if I can survive this time.
