I have noticed that the listings of Redfin agents in the SF Bay Area do not have virtual tours in all of them?  Why is this so? Why is it that some do not have any virtual tours and some do?  Is there any criteria to meet by the seller or are there extra charges for virtual tours?

I have also observed that in Craigslist, postings of listings by Redfin may have a link for a virtual tour but none at the Redfin page?

I don't think all selling agents make virtual tours. It does cost money and time to take pictures and create those online presentations. Usually the virtual tours are on the more expensive properties. Some of those have their own websites, too.

All sellers represented by Redfin receive professional photography by a third party vendor. In addition to the pictures, the vendor provides a link to a virtual flyer of the property featuring a slideshow of the pictures. These links will be in the MLS and Craigslist but will not always feed into www.Redfin.com due to local MLS rules.

In addition, some of our tech-savvy sellers have created separate virtual tour websites on their own. We will manually add these into the MLS and Craigslist, but again, local MLS rules will not allow us to post these links in public remarks. Thus, it does not feed into the Redfin site.

I hope this information helps but please let me know if you have additional questions.

Thank you!
Gina

Gina already did a good job explaining why certain listings have a virtual tour while others don't, and why you'll sometimes see the virtual tour in one location (e.g. Craigslist) but not in others (e.g. the Redfin site).

But to add more color, I thought I'd run some numbers to see just how often listings have virtual tours. I looked through the listings we get from the 7 southern-California MLS's. I found that it varies from a low of 6.5% (MRMLS) to a high of 16.8% (Sandicor).

Here's the detailed breakdown...

Multi-Regional Multiple Listing Service (MRMLS)
Total: 38917
With virtual tour: 2529 (6.5%)

Southern California Multiple Listing Service (SoCalMLS)
Total: 44999
With virtual tour: 3411 (7.6%)

internet-technology multiple listing service (i-Tech)
Total: 3184
With virtual tour: 320 (10.1%)

Combined LA Westside Multiple Listing Service, Inc. (CLAW)
Total: 10099
With virtual tour: 1443 (14.3%)

Desert Area Multiple Listing Service (DAMLS)
Total: 7869
With virtual tour: 1247 (15.8%)

Ventura County Regional Datashare (VCRDS)
Total: 4595
With virtual tour: 748 (16.3%)

San Diego County's Regional Multiple Listing Service (SANDICOR)
Total: 18299
With virtual tour: 3076 (16.8%)

...and I just noticed that you were asking about the SF Bay area, not southern california. But anyhow, hope it still gives you an idea of how often listings have virtual tours anyhow :smileyhappy:

Thank you, Gina. I'll be emailing you separately for questions about Redfin's services on selling and buying.

Shahaf, thanks for the stats. I sure could use 'em ifever we move to Southern Cali.  :smileyhappy:

It seems more and more virtual tours are being utilized and they are welcome additions to people like me who do most searches via the web.  I sure would like a virtual tour for my home when it's listed.
