Best thing to do is to go look at the model homes themselves if you haven't yet.  It looks like they already have models for all 3 floorplans.  When you look at the models make sure to ask what things in the models were upgrades since the models at the new developments tend to be pretty highly upgraded and will cost quite a bit more than the base price.

There are other threads in the forums that go into more specific things to ask when seeing a new development.

I myself visited the community and thought it is overpriced. Could be my personal opinion, ask your agent if you have one to run some comps.

couple of things to consider moreover 0 sized lot (no backyard/frontyard), 3 floors, right on expressway, way too high prices as compared to other old house in the  neighborhood.

New house has it own advantages I agree. I would suggest visit few more developments and vist mls listed old houses in the neighborhood. If you are convinced go ahead and bid but do try to negotiate as they know they purposely overpriced it and then negotiate with the buyers.

Some builder would price it minimum and then dont negotiate so its its different with different builders. Hope this helps.
