A few of the open homes we've been to lately haven't had central heating or AC, just wall heaters and/or window AC units in a few rooms.

 

I know they're doing some cool (no pun intended) things with modern systems (like ductless AC), but I have no idea how much something that like would cost, or if they can even install it in all homes. Does anyone know even a ballpark figure of how much something like adding a heating system would cost for your standard South Bay 3/2 home?

A friend had central heat installed (including running ducts in the ceiling) in a 2/1 1300 sq ft single-floor home this summer. It ran $3500. Adding the a/c was quoted at an additional $1500.

Make sure to specify exactly the namebrand and model number of the furnace. That's where a grifter contractor can really do a number on you.

 

Don't be too greedy, leave the honest contractor an honest wage and profit. Reputation counts.

I just replaced a furnace and ducting on a 1300 square foot house in Santa Cruz County. I got an ultra efficient furnace ($1800 in combined rebates) and added on an allergy filter (about $300). We didn't replace the cold air returns. I paid $7500 before rebates.

 

I rejected the ultra-low and ultra-high bids and used a medium sized company recommended by a contractor. I was lucky and picked an excellent contractor. A construction-savvy friend was here during installation and was completely impressed by the quality of the workmanship. 

 

I might have spent less, but I'm very happy with what I got. Amateur is right; reputation counts.

In 2005, I paid about $7000 to have three old floor furnaces removed, and replaced with central gas heat. This was in Oakland near the Emeryville border, a 1351sf 3/2 bungalow. The furnace and flexible ducts were installed in the crawl space. One of the old floor furnace openings was used for the return air, and the others were closed off. I did notinstall air conditioning, as it doesn't really get all that hot all that often, there near the bay.

Unless you are in a SFH pay attention to what the HOA will and will not allow you to do.  In addition, some tightly-packed townhome developments have no room to allow for the clearances required by an external compressor that most after-market systems require.
